Letter to the Editor: Macon leaders should focus on housing supply, not distractions

Macon has an opportunity many fast-growing communities wish they had: time to act before housing affordability becomes a full-blown crisis.

Across Georgia, rising costs have shown what happens when housing supply fails to keep pace with demand. Macon is not there yet, but the early warning signs are clear.

Recent local data shows housing development in Bibb County has not kept up with changing demand, and new construction has been uneven across the community. That demand is only expected to grow as young adults, working families and retirees look for attainable places to live. That includes “missing middle” options — such as townhomes, duplexes and single-family rentals — that provide flexibility for residents at different incomes and stages of life.

Housing debates often turn complicated problems into simple blame games. Institutional investors are often portrayed as the primary reason homes are becoming less affordable, but the data shows they represent only a small share of the overall market. When policymakers focus too narrowly on who owns homes, they risk ignoring the question that matters most for affordability: whether Macon is allowing enough homes to be built in the first place.

The path forward is clear. Macon needs a broader mix of housing types, price points and densities. That requires modernizing zoning policies, streamlining approvals and encouraging development that reflects actual demand.

Macon can either make room for growth now or make affordability harder later.
